Description
To assist the Asset Management Team in maintaining financial controls and stability in its Mixed Income and Commercial Portfolios.
Summary of Accountabilities
Examples of responsibilities of this position may include and are not limited to:
- Assist in monitoring the financial condition of the mixed income portfolio and commercial portfolios.
- Conduct statistical and budgetary analysis and report findings.
- Analyze trends, costs, funding and financial commitment to project future revenues and expenses.
- Compile, analyze and review periodic operating expense reports submitted by properties and prepare budget comparisons.
- Initiate and process monthly subsidy and management fee payments for mixed income portfolio.
- Conduct periodic audit of financials to ensure compliance with Regulatory and Operating agreements as defined.
- Lead annual audit reviews and reconciliations of tenant rent reserves.
- Work closely with internal departments to insure compliance with owners’ financial responsibilities.
- Assist in creation of presentations and analysis for performance review meetings with owners and management firms.
- Maintain operating expense budget line item tracking system.
- Formulate departmental recommendations for improving the financial controls and audit functions.
- Provide input to improve accounting and bookkeeping functions as needed.
- Coordinate audit initiatives for CHA’s limited partnerships.
- Assist in contract negotiations, budget preparation and confirmation of performance incentives.
Job Specifications
Bachelor’s Degree in an applied science: accounting or finance preferred. This position requires experience in financial oversight to ensure the efficient and cost effective operation of the mixed income and commercial portfolios. Minimum of five (5) years experience in accounting, auditing, finance or other related discipline preferred. Previous contract management, auditing and/or financial analysis experience considered a plus. The position requires proficiency with Microsoft Office products (i.e. Word, Excel, PowerPoint, Project, Access & Outlook). Working knowledge of Visio a plus. Ideal candidate will be able to communicate effectively both verbally and in written form with all levels of internal and external management.
